1) BOOK YOUR FREE APPRAISAL

We will visit you in your home to look around your property and will work up a valuation of your home based on our local knowledge and market conditions. We can also discuss with you tips on how you can help achieve the best sales price when we market your home.

2) INSTRUCT US

We appreciate you have a choice of agents to work with and once we have been instructed by you we will then discuss all the necessary next steps to prepare your home to be marketed.

3) LAUNCHING YOUR PROPERTY ONLINE

Once we have completed our professional photographs, sales floorplan, energy performance certificate and property description we will then launch your property on national and local websites. We will also phone our waiting client list and offer them an early viewing of your home. We are very hands on with our clients and find the personal touch of speaking to our clients rather than simply emailing them works well.

4) VIEWINGS AND FEEDBACK

All viewings are conducted by our experienced staff who will have the knowledge they need to answer any questions about your home and knowledge of the local area such as Schools, Clubs and public transport links. We understand our potential buyers' situation before they view. After each viewing we feedback to you and keep you updated. 

5) OFFERS AND NEGOTIATION

The excitement begins when an offer comes in. Once we receive an offer then we negotiate with the buyer on your behalf and we will guide and advise you on the buyers situation and make recommendations to you. Only when you are 100% happy with the negotiated offer will we then proceed. We check out the buyers financial situation to ensure they can move forward and also confirm the situation they are in with any associated sales involved. We ensure Solicitors are instructed and we complete the Memorandum of Sale that goes to both Solicitors, the buyers and yourselves.

6) EXCHANGE AND COMPLETION WITH WEEKLY UPDATES

Once both parties have the Memorandum of Sale this is when the Solicitors start the conveyancing process. We keep in regular contact with all Solicitors and other agents involved with the property chain and feed this back to you - these include updates on mortgage brokers, surveyors, solicitors and of course you.

WHY DO VALUATIONS VARY BETWEEN AGENTS?

You could also opt for a multiple agency agreement with your existing agent, however this will likely result in an increase in their fees. It is counter-productive to list your property with two agents as it could mean duplicate adverts appearing on the same property portals and also mean you are required to pay two fees instead of one.
